Josh Noah of Lanmac Realty BEST AGENT in AL and probably the country! We were out of state buyers moving into the area so I contacted by email many agents from multiple agencies. Josh was not only first to get back to me- and it didn't take him days, it was minutes after first contacting him by email that he responded! Equally as important as a fast response is to me, he answered all of my questions (and I had LOTS of questions) thoroughly and insightfully about the area and housing market since we knew nothing about it being out-of-staters. He has also grown up in the local area and that was a huge asset in our search, he knew everything! Not only is he extremely knowledgeable, he is a great LISTENER, which can be rare these days. He listened to exactly what we wanted and stayed within those parameters when looking for properties and did not waste our time showing us places he knew we wouldn't want to see! Josh won't waste your time and will find and show you exactly what you are looking for. And if you're someone who happens to have no idea what you're looking for, since he is such a good listener he'll be able to find great matches for you based on things that are important to you and knowing the area so well! His total market knowledge allows him to give the best advice of what it s great buy, what prices or counter offers are still too much, and when it would be in your best interest to walk away. I am a bargain buyer when it comes to houses (and all things) I do not want to over pay- ever. Even at times my husband was willing to just settle on a place, Josh advised us to keep looking when the seller wasn't willing to negotiate because it would have been a poor investment choice for us and our needs at the price they wanted for it. Yes, that means he is not pushy at all and in fact will steer you clear of homes that will not work with your own financial needs (because even if you can afford the price of the home, it does not necessarily make it a "good buy" based on the market value!) He is NOT out for the commission, he is truly out for satisfied and happy clients! This is another reason you can tell his excellence as an agent, it is not about making a quick sale that won't work for you in the long run, he could have done that numerous times with us and never did (we saw and inquired about so many properties!) Instead he was patient with us and his advice completely paid off and allowed us to find the perfect home that met all our needs and and the right price! We've bought multiple properties before, but it's a new experience every time especially when you're new to the area! You need Josh as your agent to help you make the perfect choice at the right price and take care of the whole process for you! He makes himself available for you ALL the time, His professional attitude and calm nature (despite how un-calm buying a home can be sometimes!) make him the PERFECT person to work with for anyone looking to buy (or sell I'm sure) their 1st or 31st property! Very unproffesional Lalit was supposed to come to see my house in Bandra west, he didn't turn up and didn't even bother to pick up my calls I wasted my entire day waiting for him ,if there was a 0 ratings i would have given Lalit this agency deserves it.
Josh Noah at Lanmac is a God send. Let me start with the fact that he communicates. This was my first time buying a home and he atayed in contact with me every step of the way and explained everything. Thru text and phone calls and voicemails i was able to learn and become comfortable in my purchase with my wife. He was very attentive to our needs and queries and the peace of mind he created for us was absolutely amazing. I have always heard stories about realtors but i can truly say Josh is a cut above the rest. And after seeing the other side of the transaction i can say Josh was more in tune with his customers than the others. Being able to ask questions and ask for insight and to not just be told something but showed something on paper to help us learn and educate us on the decision was a huge thing for the wife and I.
